WLCG – 2025 License Of Occupation
The License of the above site by the Owner to the Occupant(s) shall be in consideration of and subject to the following terms and conditions:
- One season commencing May 1, 2025, expiring Sunday October 26th, 2025 (weather permitting).
The Occupant(s) acknowledges receipt of this License of Occupation and the White Lake Campground Policies (schedule A attached, which form part of this License) and agrees to abide by the terms hereof. The White Lake Campground Policies may be reasonably modified at the discretion of the Owner/Management from time to time.
Please note the following have changes that may be relevant to your camping experience:

All payments must be made by cheque or bank draft payable to: WHITE LAKE CAMPGROUND please be sure to include your lot number in the comments section, cash and e-transfer will not be accepted.
The Occupant(s) will ensure that family members as well as guests will also agree to abide by the White Lake Campground Policies The campground Owner and Management reserves the right to update or amend the “Policies” at any time and it is therefore your responsibility to update your guests of any amendments that may occur throughout the season. Amendments will be provided in writing (electronically) and posted to the campground website @ www.whitelakecampground.ca
The Occupant(s), for the specified site, acknowledges providing personal information pursuant to this License and confirms the accuracy of same. I authorize the owner and its Management to release necessary information for the purpose of providing information around the status of my account with White Lake Campground if contacted and asked to provide a reference check or for the purpose of collections of unpaid accounts.
TERMS USED IN THIS AGREEMENT
WLCG: White Lake Campground also known as 8294364 Canada Inc and referred to as the campground or the park.
Occupant or Camper: the owner or owners of the recreational unit residing at an assigned site in the park, registered with management.
Management: The Owner, Property Manager(s) and or assigned representative(s) of the park
Park: The premises and property including shared areas of White Lake Campground, Mississippi Mills, Ontario.
License of Occupation (LOO): An agreement (this document) between the Occupant or Camper for the use of a site for one camping season (May 1st to the last Sunday in October of the same license year) on the property. A LOO is renewable annually solely at the discretion of Management and/or the Campground Owner and can be revoked, cancelled or modified at any time for any reason without recourse or refund of any fees paid.
Recreational Vehicle: A camper trailer with wheels temporarily located at White Lake Campground as defined by the bylaws of Mississippi Mills for the purpose of seasonal camping which includes 8, 12 and 13 foot wide trailers with wheels. This does not include Mobile Homes which are not allowed in the campground due to zoning regulations.
Seasonal Campground: WLCG is a seasonal campground operational from May 1st to the last Sunday in October each year. It is not Mobile Home Park, a rental property or a leased site and as such none of the rules for Mobile Home Parks, the Residential Tenancy Act or Leased Property act apply. Your rights as a LOO owner are specifically detailed in this document and no other rights are granted unless in writing and included in your file at the park office.
Provincially Protected Wetlands and other Protected Areas: Areas of the campground property, both inland and offshore are identified and tagged as protected areas by the MNR and Mississippi Mills and as such are under strict guidelines on how they can be managed or modified. These areas include the south side of the property 50 feet inland and 50 feet offshore, the east side of the property, 100 feet inland and 100 feet (minimum) offshore and the treed areas in the center of the campground.
License of Occupation Terms and Conditions:
- It is agreed between parties that the intended use for the specific site is for recreational vacation purposes in the Campground during the summer season only. White Lake Campground is designed for temporary seasonal use only and as such cannot be used as a permanent home address.
- It is agreed and understood between the parties that the actual use of the site is to be for seasonal or temporary periods of time only. As well, during any use of the specified site by the Occupant(s), they shall maintain another permanent residential address elsewhere other than at the campground. During periods when the campground is completely closed (The last Sunday of October until December 15th and the 15th of March until the 1st of May, access is completely restricted to the park by everybody except management or staff. Off-season access maybe permitted for occasional recreational use at the discretion of the Owner and/or the Property Manager(s) and would be covered under a separate agreement. It is acknowledged by the occupant(s) that the zoning for the Campground prohibits residential use of sites in the Campground.
- It is agreed and understood between the Owner and the occupant(s) that the word trailer as set out in document, shall include recreational vehicles as defined by the C.S.A. standard Z-240, but shall not include Mobile Homes as defined by the C.S.A. standard Z-240 M.H.
- Year-round storage of the unit shall be permitted at no cost if the Occupant(s) license of occupation for the site for the following season has been approved. Occupant(s) that elect not to renew the site for the following season or are not offered a seasonal renewal shall remove the unit from the site by October 1st of the same camping season. The site must be left free and clear of debris. Failure to remove your trailer, structures and content will make the occupants liable to the additional costs set out later in this LOO.
- It is understood and agreed by the parties that the Corporation known as 8294364 CANADA INC is the Owner of White Lake Campground has designated Bob Hall & Kim Dinel as Property Managers. They are solely entrusted as its representatives in all matters pertaining to all operations of White Lake Campground, this License of Occupation and White Lake Campground Policies including the enforcement of the aforementioned documents.
- This License of Occupation is personal to the above-named Occupant(s) only and is not assignable.
- Trailer Sales of any kind are governed by the guidelines set out in Schedule B – Sales.
- It is strictly prohibited to allow anyone other than the registered owners of the units to occupy the premises. The primary licensees’ must always be on site with their visitors including family not on the License of Occupation regardless of their physical address.
- This license of occupation shall be null, and void should the Owner cease to operate White Lake Campground at any time during the contract period. If the property is sold or Management of White Lake Campground changes at any time during the contract period or for any reason what-so-ever at the discretion of the owner this contract maybe cancelled or amended with no recourse by the occupant.
- White Lake Campground, it’s Owner(s), Management, Employees or Representatives are absolved without restriction, of any or all risks arising out of the Occupant(s) use of the site and the campground. The Occupant(s) acknowledges that the Owner(s), Management, Employees or Representatives enjoy an unlimited right to enter onto any site, at any time for any reason without exception.
- All charges for deposits, occupation, services, taxes, HST, and all other charges whatsoever are due and payable when invoiced.
- The amounts paid by the Occupant(s) to the Owner or Management are non-refundable by the Owner or Management for any reason whatsoever including deposits for site reservation for the following camping season.
- In addition to the specified site, the Occupant(s) shall have use in common with others so entitled to all common areas provided without additional charges.
- The license of occupation shall be renewed for the next calendar year solely at the discretion and upon terms of the Owner and / or Management. Additionally, this contract can be terminated at any time for any reason by the owner or Management without recourse by the occupant(s).
- Seasonal Site Renewal: All seasonal sites must be renewed, IN PERSON, on or before August 31 of the current calendar year, with the Occupant(s) providing a non-refundable deposit of one thousand dollars ($1000.00) to the Property Manager by cheque or bank draft, cash or e-transfer will NOT be accepted.

- The nonrefundable deposit shall be applied towards the following years fees.
- If the Occupant(s) do not renew the site by August 31, of the current calendar year, with the deposit, then it shall be deemed that the Occupant(s) do not wish to renew the site, and the site shall be available to the Property Manager to make available to any third party and the site shall be made available by the camper no later than October 1st of the same camping season and the remaining seasonal fee’s will be forfeited.
- Should the Occupant(s) decide to renew the License of Occupation after the August 31, 2024, deadline, and the site is still available, the Property Manager shall require a deposit of one thousand dollars ($1000.00) as well as a late fee of two hundred and fifty dollars ($250.00).

- In the event of non-renewal for any reason whatsoever and unless otherwise instructed, all property must be removed from White Lake Campground no later than October 1st of the same season license year, and the site must be left in its original or better state and condition. The remaining seasonal fees will be forfeited, and all monies owed become due upon notice of non-renewal. (Also Refer to #22 below)
- In the event of non-renewal for any reason whatsoever and unless otherwise instructed, all property must be removed from White Lake Campground no later than October 1st of the same season license year, and the site must be left in its original or better state and condition. The remaining seasonal fees will be forfeited, and all monies owed become due upon notice of non-renewal. (Also Refer to #22 below)

- Remaining balance of Seasonal Fees will be due on or before May 3, 2025, payable to “WHITE LAKE CAMPGROUND” and delivered directly to the Property Manager. Late fees of two hundred and fifty dollars ($250.00) will be applied to ANY PAST DUE PAYMENT. Payable by cheque or bank draft only. Cash and E-Transfer payments are not accepted by White Lake Campground.
- In addition to the foregoing, the Occupant(s) shall pay, any tax assessments, levies, or license imposed by any authority on or as a result of any equipment, fixtures, improvements, furnishings or vehicles erected, placed or left on site on or behalf of the Occupant(s) which additional charges shall be payable immediately upon receipt of any notice or demand for payment received by the Owner and/or Property Manager(s) and conveyed to the Occupant(s).
- Where applicable, the Owner has installed sub meters to monitor the consumption of hydro at White Lake Campground. The Occupant(s) shall be responsible for his/her consumption of hydro at their site. Hydro One shall deliver to the Owner periodic invoices for the consumption of hydro at White Lake Campground and the Property Manager(s) shall deliver the sub-meter accounts to the Occupant(s) of each site, who will forthwith immediately pay to the Property Manager(s) the cost of the Occupant(s) hydro consumption.

- White Lake Campground (8294364 Canada Inc.) does not guarantee electrical power supply at any time during the camping season or during the off season and is not responsible for any loss or damage because of power failure at a camper’s site.
- White Lake Campground (8294364 Canada Inc.) reserves the right to read each sites meter and provide invoices for hydro consumption a minimum of 1 time each season, typically August 15th, and invoiced at time of site renewal
- White Lake Campground will charge a meter reading fee each camping season to be determined by the owner.
- KW/hr rates will be reviewed and determined based on the rates levied by Hydro One during the billing period as permitted by Hydro One.
- The Occupant(s) hereby acknowledges receipt of and agrees to be bound by the terms and conditions of the White Lake Campground Policies as presently in existence, being Schedule A hereto, or as may be reasonably modified at the discretion of the Owner and/or Property Manager(s), which may be instituted with written notice to the Occupant(s) or electronically. Updates will also be posted on the campground’s website at www.whitelakecampground.ca.
- Any failure to remit any payments required under the terms of this agreement and/or any breach of any of the Policies of the Campground by the Occupant(s), the Occupant(s) family members, guests, visitors or other persons attending at the Occupant(s) site, shall be deemed to be a breach of this license of occupation, and the license may be immediately terminated or not renewed at the end of the season at the option of Management or the Owner. No refund whatsoever shall be returned to the Occupant(s) under these conditions.
- The Occupant(s) hereby undertakes and agrees that the Occupant(s) will inform the family, guests, visitors or other persons attending the Occupant(s) site as to the White Lake Campground Policies and applicable terms of the License of Occupation. The Occupant(s) is responsible for the observance of the White Lake Campground Policies personally or by family, guests, visitors or other persons attending the Occupant(s) site or within the White Lake Campground with the Occupant(s) permission or knowledge.
- The Occupant(s) hereby authorizes and directs the Owner and their agents or assignees upon termination of this License of Occupation for any reason, to act as the Occupant(s) agent for the securing and /or removal of any of the Occupant(s) property from the above site, or elsewhere in White Lake Campground, and the Owner and Property Manager(s) and their agents or assignees shall not be liable for any damages thereby occasioned.
- The Owner and Property Manager and their agents or assignees assume no responsibility for any loss through fire, theft, collision or otherwise to vehicles, trailers, additions, improvements, or contents regardless of the cause. The Occupant(s) agree that the use of White Lake Campground or its facilities is solely at the risk of the Occupant(s), Occupant(s) family, guests, visitors or other persons attending the Occupant(s) site, for themselves, heirs, executors, administrators, successors and assigns HEREBY RELEASE, WAIVE AND FOREVER DISCHARGE the Owner and Property Manager(s), agents, servants, successors and assignees OF AND FROM ALL CLAIMS, demands, damage costs.
Expenses, actions and causes of actions, whether in law or equity, in respect of death, injury, loss or damages to the Occupant(s), the Occupant(s) family, guests, visitors or other persons attending the Occupant(s) site property, or their property, HOWEVER CAUSED, arising or to arise by reason of occupation of the above-mentioned site and use of the Campground or otherwise, whether prior to, during or subsequent to this AND NOTWITHSTANDING that the same may have been contributed to or occasioned by the negligence of any of the aforesaid. The Occupant(s) further undertakes on the Occupant(s) own behalf and on the behalf of the Occupant(s) family, guests, visitors or other persons attending the Occupant(s) site to indemnify all the aforesaid from and against any and all liability incurred by any or all of them arising as a result of or in any way connected with the license. Occupant(s) must carry personal insurance coverage for liability, fire, theft, etc., for their trailer, property and site. Occupant(s) must also provide a copy of their insurance declaration which will be kept on file with the Property Manager(s).
- It is agreed and understood that in the event of a fire or damage to the Occupant(s) property (i.e., trailer, sunrooms, etc.) on the site, that the Occupant(s) will be held responsible for all expenses pertaining to the cleanup and/or expenses due to fire or damage to all personal property and/or expenses due to the site and/or trees. The Owner, management and its representatives will not be responsible for the cleanup and/or expenses due to fire or damage to personal property and/or damages to the site and/or trees and/or property of any other Occupant(s). The Occupant(s) agrees to indemnify and save harmless the Owner, management and its representatives from against all damages, claims, costs arising from any such fire or damage to the property of the Occupant(s), the property of any other Occupant(s) or to the property of WHITE LAKE CAMPGROUND. The Occupant(s) have been advised that they must carry personal insurance coverage for liability, fire, theft, etc. with regards to the Occupant(s) trailer, property and site, and on demand provide proof of its validity.
- It is agreed and understood between the parties that when the Occupant(s) vacate the site within WHITE LAKE CAMPGROUND and the existing trailer is not sold and/or changed ownership on the site for whatever reason, the trailer must be removed by way of one of the following methods:

- Occupant(s) is required to remove and dispose of their trailer themselves; removal of the existing trailer and all clean-up, etc., must be completed on or before October 1st of the same camping season that the Occupant(s) depart the site.
- If the Occupant(s) are unable to remove and dispose of the trailer unit themselves the Owner and or Management will offer, upon written request, to arrange the removal and dispose of the trailer unit for a fee of $6000.00 (estimated).
- The Occupant(s) understands that after 10 days of vacating the site due to non-renewal of their contract or by October 1st of the same camping season for any reason whatsoever; that they immediately forfeit ownership of, and rights to; anything remaining on the abandoned site.
- The Occupant(s) further understand(s), authorizes, and agrees that they will incur a non-negotiable fee (estimated at) $7000.00 for the removal and disposal of anything left or abandoned on the vacated site.
The term “removal and disposal of the existing trailer unit” includes the trailer, additions and personal property, hydro (account must be settled with hydro provider where applicable), docks, decks, furniture, and other materials including garbage. The SITE must be left in a clean state.
- The Occupant(s) hereby undertakes and agrees to abide by all the terms and conditions of any applicable municipal, provincial or federal laws and regulations and any failure to do so may be deemed by the Occupant(s), the Occupant(s) family, guests, visitors or other persons attending the Occupant(s) site with the Occupant(s) permission, a breach of this license.
- The address for notification under the terms of this license, or otherwise shall be at the permanent home address and / or the provided email address as set out above, unless written notice of a change has been given in person or by email to the Property Manager(s). Any notification pursuant to the terms of this license shall be deemed to have been received based on the following schedule:

- Delivered by Canada Post regular mail – five (5) working days after it was posted.
- Delivered by Canada Post Certified mail – two (2) working days after it was posted.
- Delivered by electronic mail (email) – one (1) day after it was sent by Management
- The Occupant(s) acknowledges and agrees that no sales of any kind shall be advertised or conducted on any site without written permission of Management and that “For Sale” signs are not permitted on park property unless installed by Management.
- The Owner strictly reserves the right to have Management of White Lake Campground to act as the exclusive sales agent within the campground.
- The Owner strictly reserves the right to have Management of White Lake Campground to act as the exclusive sales agent within the campground.
- In the event that the site shall be repossessed under the terms of this license, the existing trailer together with all goods, materials, contents, personal effects, outbuildings, garbage, etc., that the Occupant(s) has left on the site shall be deemed to be an article as defined by the Repair and Storage Liens Act of Ontario (herein referred to as “THE ACT”) and may be removed by the Owner or Property Manager and their agents or assigns, who shall be deemed to be a lien claimant and storer under THE ACT, to whatever location the Owner or Property Manager deems appropriate and the Owner and their agents or assigns in such removal and storage will not be responsible for any loss or damage to such goods. The Occupant(s) will be responsible for any storage costs and moving costs incurred, together with any outstanding fees or charges or any other monies due under this license and the Owner may recover costs and/or monies owing in accordance with the provisions of THE ACT.
- Notice is hereby given that the entry to WHITE LAKE CAMPGROUND is permitted only for activities conducted in accordance with this license of occupation and the White Lake Campground Policies as they exist from time to time and all other activities are prohibited in accordance with the provisions of The Trespass to Property Act, R.S.O. 1990 c.T. 21, as amended from time to time. Any person violating this notice or failing to leave the premises immediately when directed to do so shall be in violation of said Act and may be prosecuted in accordance with its provisions.
- The Occupant(s) shall exercise such discretion as is reasonable in the maintenance of the site during his occupancy to see those persons entering on the site and property brought on the site by the Occupant(s) are reasonably safe while on site and shall save the Owner, management or representatives harmless from any claims as a result of the failure of the Occupant(s) to do so. This clause is included to exclude and modify the owner’s liability as described above and in accordance with the exclusions and modification permitted by the occupiers’ Liability Act, Ontario.
- No add-ons, additions or site improvements shall be done without prior written approval by the Owner and/or Property Manager(s). If such approval is granted, such add-ons, additions or improvements must be manufactured by approved partners and incorporated so as to not impede the expeditious vacating of the site and removal of the Occupant(s) property. All changes must meet current bylaws governing the property and any required permits must be in place prior to starting the work. The campground will apply for any required permits on your behalf, and you are responsible for any costs associated to the permit. You are not to reach out to the municipality directly.
- The use of heavy construction equipment including but not limited to farm equipment, tractors, bobcat’s dump trucks, dump trailers, construction trailers etc. are prohibited unless approved in advance by the Property Manager and may not be used on weekends. When not in use they must be parked / stored in the allocated visitor parking area of the campground. Proof of valid insurance and liability insurance of no less than $2,000,000.00 is required.
- Waiver of any one or more of these terms or conditions herein contained shall not be deemed to be a waiver of any of the other terms and conditions of this other than those specifically waived in writing and in no event shall any waiver be deemed to be a continuing waiver. The occupant(s) agree that the Owner and or management shall not be required to monitor and demand enforcement of the terms of this License of Occupation in cases where the occupant is not in compliance with this agreement.
- By the Occupant(s) signing this License of Occupation, the Occupant(s) hereby represents and warranties that the Occupant(s) has the responsibility and/or authority to sign on behalf of the Occupant(s) family, guests, visitors or other persons attending the Occupant(s) site property from time to time.
- The Occupant(s) further agrees that while the Occupant(s) trailer and equipment of any nature are on the Owner’s Property, the Occupant(s) will not hire or permit any person or any company, to perform any labour thereon or install any equipment thereof without written permission from the Owner and/or Property Manager(s).
- It is understood that the Owner and/or Property Manager(s) does not permit any labour services to be performed on the premises without its express written authorization.
- The foregoing limitations are not intended to prevent the Occupant or the Occupant(s) family from doing such work provided such work is done in accordance with all pertinent laws and/or regulations and has been approved in writing by the assigned Property Manager(s).
- Due to the complex infrastructure in the campground, Owner and Management reserve the right to approve only vetted partners for work in the campground.
- The following Maintenance regulations shall be observed:
- Grass cutting is the camper’s responsibility and is to be carried out between 10am and 7pm Sunday to Friday and 10:00am to 3:00pm on Saturday’s unless otherwise authorized. This includes all areas of the site between both hydro meters (front and back side of trailer)
- Spring raking and cleanup are the camper’s responsibility.
- Should Management and / or its representatives be obliged to cut grass for any reason whatsoever or perform campsite maintenance in the case of neglect, the occupant at fault shall be billed a minimum of $100 per incident.
- The use of leaf blowers and pressure washers is permitted between 10am and 5pm Sunday to Friday and 10:00am to 3:00pm on Saturday’s.
- Pressure washers must “NOT” be run on park supplied water.
- Pressure washers must be run on your own pump from the lake.
- You are not permitted to wash your trailer, boat or vehicle of any kind using park supplied water.
- You are not permitted to water your grass using park supplied water.
- Occasional watering of flowers is permitted by using a watering can
- You are NOT permitted to have a second hose attached to the campground supplied waterspout.
- Unless otherwise authorized, the use of washing machines connected to park water is prohibited and the electrical system is not designed for clothes dryers.
- The campground provides washing and drying facilities at $3.50 per load. An access card is required with a $20.00 refundable deposit.
- This license including the schedule hereto, shall constitute the entire arrangement between the parties. There is no representation, warranty, condition or collateral agreement affecting this document other than as expressed herein in writing. This license shall be read with all changes of agenda and number required by the text
- The use of the word “Occupant” also means “Occupants” or “tenant” where appropriate.
- It is important to understand that White Lake Campground is zoned and operates as a Seasonal Campground not a Mobile Home Park. As such the following applies:
- The use of the word “Lease” or “agreement” specifically means “License of Occupation” and does not give any additional rights that may be attributed to a commercial or residential lease.
- The Residential Tenancies Act does NOT apply to this License of Occupation or the Seasonal Campground.
- The Mobile Home Act of Ontario does NOT apply to this license of occupation.
- Campground Employee and Camper Harassment and Abuse Policy
- White Lake Campground has a very strict ZERO TOLERANCE POLICY for all forms of abuse. We are committed to providing a safe, healthy and respectful environment that is free from violence.
- Harassing, abusive and aggressive behavior will not be tolerated.
- This policy is in effect to protect the rights of both the Owner, Management, employees or representatives as well as our camping community.
- Campers are entitled to the same respect as employees and in accordance with this zero-tolerance policy, disrespectful or harassing behavior between campers will also not be tolerated.
- If our policy is violated, we reserve the right to immediately cease communications and take appropriate actions depending upon the seriousness of the situation which may include but is not limited to:
- Limitation or removal of campground privileges and event participation.
- Restricted access to the campground.
- Termination of the current seasons LOO with or without any notice.
- Non-renewal of the LOO for the following camping season.
- Legal action including engaging the OPP.
- The campground is governed by several factors including but not limited to the property site plan, regulations from the Province of Ontario, the MNR and the Municipality. It is probable that changes will be required to the Campsite property that may affect some sites. At the discretion of the Owner and/or Property Manager(s) new rules of occupation may need to be applied and some trailers, sheds, decks or docks may have to be relocated, modified or removed. Please be aware of the following generalized guidelines:

- No modifications to the shoreline or within the 15 or 30 meter setback areas can be made without approval in writing by the Owner or Property Manager(s) including but not limited to trimming and removal of trees, shrubs, cat tails etc. Planting to enhance the shoreline is encouraged.
- No permanent structures of any kind can be put in place on the site.
- Sheds must be placed outside of the 15 or 30 meter setback areas so as to not affect the view or enjoyment of other campers as determined by Management.

- Immediately upon endorsement of this License of Occupation and attached schedule (A), the conditions and policies stated herein take effect for the remainder of this camping season and remain in effect until this document is replaced, updated or amended for any reason whatsoever. The term “grandfathered” does not apply to any previous rules or exceptions unless in writing and still in effect at the time of endorsement.

AGE LIMITATIONS:
White Lake Campground has put into place a policy regarding age restrictions on units entering the park and / or being resold. This along with other factors determines if your trailer can be resold in the campground.
- The maximum age for any new trailer entering in the park is 10 years.
- Trailers 10 years of age or older cannot be resold in the park.
- This does not include any of the 12’ wide cottager units.
- This does not include any of the 12’ wide cottager units.
TRAILER SALES:
White Lake Campground Management reserves the right to disallow the purchase of, or any sale of, a trailer or sunroom intended to remain in the park where the trailer or sunrooms age and, or the condition of the unit do not meet current park standards regardless of its age. Additionally, you are selling your unit not the site it is installed on and as there is a waiting list for sites, you may be required to move your unit to sell it.
Purchaser Information: Should the Occupant(s) wish to sell their unit to another individual who wishes to occupy White Lake Campground, purchaser(s) must be approved by the Management of the Campground in advance who has the absolute right to determine who will be accepted as an occupant. Although the approval shall not be arbitrarily refused, Management reserves the right to conduct one or more of the following including but not limited to,
- References check of previous campgrounds.
- Credit check by one or more credit reporting agencies.
- Vulnerable sector checks by local police enforcement agencies.
Seller Prerequisites: Any Occupant wishing to sell their trailer and have it remain on campground property requires approval from Campground Management to sell the unit including the following items regardless of the age of the unit:
- An inspection of the unit by a qualified RV Technician at your expense, the results must be provided to Campground Management.
- Adherence to the site plan in place and any municipal guidelines, meaning if there are any irregularities in your installation or site layout, these must be corrected before the sale of the unit will be approved.
- Exception approval by the owner if applicable
Seller and Buyer Closing Obligations: Before a new camper can take over a site, the following conditions must be met:
- A new license of occupation must be fully executed (purchaser).
- All outstanding fees including but not limited to, lot fees, hydro, taxes and campground surcharge fees (seller).
- The prorated seasonal fees for the remainder of the camping season (calculated based on the remaining days of the 179-day camping season (either).
Sale Process: The sale of all trailers at White Lake Campground are to be handled exclusively by park management. This means that means no trailer, sunroom, hard awning or other equipment shall be sold using White Lake Campground as its point of sale without direct involvement of the park.
- This includes:
- the showings of the unit
- collection of payment from the purchaser on behalf of the seller
- approval by the park management as to whether the new buyer(s) is allowed to become a seasonal guest in the park.
- All sites located on the shoreline have been designated for Northlander Cottagers sold by the campground.
- This means that if you own a travel trailer that is situated on a waterfront lot you cannot resell it and have it remain on that site.
- If you would like to upgrade your trailer, it will need to be replaced with a Northlander sold by the campground.
- This does not apply to existing Quailridge Cottagers or any camper who was given an exception in the 2024 camping season.
- Your license of occupation is personal to you and cannot be transferred.
- As such it is terminated on the date of sale and the rights assigned to you as a camper are also revoked.
- Your seasonal fees are nonrefundable, and the remainder of the season is forfeited.
- The new owner will be required to pay a prorated fee for the remainder of the season.
SERVICE CHARGES
White Lake Campground integrates a service charge for any unit that is sold and will remain in the campground. This service charge has been in place since 2011 and is because when you sell your trailer and it remains in the campground you are increasing your profit much higher than you would if you were selling the unit in your driveway or trading it in.
Sales Service Charge Structure:
- Sites 1 – 36, a service charge of $7000.00 or 8% +HST whichever is greater will apply.
- Sites 37 – 55, a service charge of $4000.00 or 8% +HST whichever is greater will apply.
ADDITIONAL INFORMATION
- For Sale signs are not permitted in the park on any trailer or other object unless placed by Management.
- The use of Real Estate Agent(s) or 3rd party selling agents is strictly prohibited in the campground.
COMMON QUESTIONS
Q: What if I don’t want to use the campground as my agent?
A: If you would like to sell your trailer on your own, you’ll have to remove it and sell it outside of White Lake Campgrounds property
- The unit cannot be advertised for sale while on campground property
- Your seasonal site and camping privileges will then be forfeited at that time.
Q: How can you designate my site as being for Northlander Trailers only when I have a LOO with the campground and am currently in a travel trailer
A: The campground is a business and has had to submit a site plan. Part of the site plan includes the types of trailers in the campground. As the waterfront lots are premium lots they have been designated as sites for cottagers.
- You can continue to enjoy your site for as long as your LOO continues to be renewed with the unit you have but if you want to upgrade it will need to be a Northlander Cottager.
- You cannot sell your travel trailer and have it remain on your waterfront site.
- If you are upgrading to a Northlander and we have an available back site – and your travel trailer is approved for resale you can move it there
- If you just do not want to camp any more, the trailer will need to be removed from the campground by October 1st of your final camping season as detailed in Schedule A – Policies
Q: I paid my site fees for the season, why can they not be transferred to the purchaser of my unit?
A: Your License of Occupation (LOO) is unique to you and not transferable or refundable should you decide to quit camping and sell your unit.
- The purchaser is engaging in a new contract with the campground and as such is required to pay a prorated seasonal fee.

GENERAL CONDITIONS
Campground Management has taken all reasonable means to ensure that your stay here will be safe, pleasant and enjoyable. This property is owned and operated by 8294364 Canada Inc. COB (Carrying on Business as) White Lake Campground and is obligated to abide by all laws, federal, provincial and local. Management of this property has been wholly assigned to Robert Hall and Kim Dinel who as Property Managers are responsible and obligated to maintain the business and its property as they see fit in the best interest of both the owner and the campers. Many of the following rules, regulations and policies are required by law, and other policies are for the safety, health and welfare of campers, as well as for the protection of the property rights of the campground owner. Consideration and courtesy to others together with your cooperation in maintaining your unit is your responsibility in this agreement and will help sustain the standards of White Lake Campground and as such these policies are for your guidance and observance.
PAYMENTS AND PRINCIPAL RESIDENCE
- Occupants are expected to pay their accounts and invoices provided from the campground within the due dates.
- Service fees will be charged on delinquent accounts, a fee of $100 will also be charged for any NSF cheque.
- Seasonal campers must have and provide proof of a principal residence within the province of Ontario or Quebec.
- It cannot be a mailbox or other form of address with no residential capabilities
CAMPING SEASON AND OCCUPANCY TERMS
- Rate includes 1 camping trailer and 1 boat trailer during the current camping season.
- One of the primary campers must be present when guests are on their site or on campground property.
- Any trailer occupying a site will be charged a seasonal fee whether in use or not
- Trailers are to be kept in good repair, sites to be kept neat and free of rubbish or debris
- Camping season extends from May 1st to the last Sunday in October annually (weather permitting).
- The campground does not, either during the camping season or outside of it, guarantee services and is not responsible for damages related to the loss of electricity, or any water / septic issues that may impact a campers’ experience in any way whatsoever.
- Any person not named on the LOO (License of Occupation) are considered visitors.
- All visitors must be registered prior to or upon arrival, but prior to entering campground property.
- Visitors are always your responsibility when on campground property and as such, their actions reflect on you as the registered camper.
- As your guests’ actions become yours so be sure to review the policies with them prior to arrival including speed limit, parking and other behaviors.
ELECTRICTY, WATER AND SEPTIC
- Campground electricity is not guaranteed. There may be periods throughout the season where the electricity is unavailable, either because of Hydro One issues or work being done in the campground
- Unless an emergency, the campground will endeavor to provide ample notice to registered campers of any potential power outages caused by Management or campground representatives
- Under no circumstances is the campground owner, management, employees or representatives responsible or liable for any damage or loss incurred by the camper because of an electrical disconnect for any reason whatsoever.
- Each campsite is connected to the campground’s main well and as such the following applies:
- The water from the well is not tested and is therefore considered “non-potable” this means that humans and animals should not consume the water. It is safe to shower and wash with, but it is recommended you bring your own drinkable water from home.
- The water outlet at your site is intended for direct connection to your trailer to run the sinks, toilet(s) and shower.
- Water conservation is critical as the water from the well is metered and monitored by the ministry to determine the size of septic system required. This means, if the water does not go down the drain in your trailer, then it should not be used.
- The occasional use of the water for watering flowers using a watering can is acceptable
- The campground has provided a 300-gallon rainwater collecting tank by the laundry room that campers are welcome to use to water their flowers etc.
- Each campsite is currently equipped with an independent, self-sufficient septic system. If properly used, it will work for years without issues. Please follow these guidelines:
- Septic systems in campgrounds are not the same as you have at home. They are designed for occasional use not every day heavy usage AND they are not designed to be used regularly by a large number of guests – it takes time for the septic system to properly process the waste.
- The weekly treatment of the septic system is a mandatory component. The approved chemical for ensuring that there is sufficient bacteria in the ground tank is “septo-bac” which is available at most stores and the same chemical used in residential septic systems.
- Your connection to the septic system is your responsibility and must be clean and have no leaks. If leaks are found, they will be fixed by the campground with a minimum $50.00 service fee for each occurrence plus the cost of the necessary parts.
- The campground does not provide annual pump outs for each site. There is however an allowance for one scheduled pump out in the event of an issue with your septic system that has been verified by campground management that it is NOT the result of improper maintenance of the system by the camper or over usage due to guests etc.
- If the system must be pumped out because you are not properly using the septic system or not properly maintaining it, then there is a $500.00 + HST per occurrence charge.
- We will NOT schedule a pump out on a weekend – if your septic is full you will need to go home until it is resolved. Additionally, pump outs are seldom able to be done same or next day during the week – there is typically a 72 hour turnaround from scheduling to completion.
- Follow this simple rule: water is my friend, when having a bowel movement in a travel trailer toilet, fill it flush it, then repeat. Minimize the use of toilet paper.
- The tank in the ground at most sites is typically 50 gallons and to work properly, is usually 50% to 60% full, this is so the chemicals will work to dissolve the biodegradable waste.
- Regardless of what anybody tells you, waiting until your trailer tanks are full is the WORST thing you can do.
- More frequent smaller dumps work better, even leaving the valves open helps on some units.
- Your GREY and BLACK tanks can hold more waste than the system can handle in a single dump – if it flows onto the ground because you over fill it, you are creating a bio-hazard and you are responsible to:
- Report it to management who is mandated to report it to the Ministry
- Clean it yourself.
ANNUAL RENEWAL AND CAMPGROUND DEPARTURE
- Sites are renewed annually solely at the discretion of the Campground Owner and/or Management.
- If your site is not renewed for any reason whatsoever, it must be vacated no later than October 1st of the same season your current LOO is valid for (or any date provided by Management at the time of nonrenewal or termination notification).
- Fees for the remaining period are forfeited and non-refundable.
- Your site must be in the same or better condition than it was when you arrived. Shrubs, trees, flowers, patio stones, rocks, pathways etc. that you have placed or planted become the property of the campground and may not be removed. You may not dig up anything on your site to remove it (see environmental hold later in this document).
GENERAL SITE GUIDELINES
- Seasonal sites must be kept neat and tidy.
- The maximum quantity of firewood to be stored on each site is one cord (4’X8’X16’), placed to be as inconspicuous as possible.
- Grass cutting is the responsibility of the seasonal occupant.
- Except for equipment used by the campground to maintain the property, garden/lawn tractors are not permitted as sites are manageable by a push mower since they are a maximum 50 feet wide and 150 long depending upon their location.
- If due to medical reasons you are unable to maintain your site, please reach out to management for alternatives.
- Unless alternate arrangements are made with Management, grass that is not cut or trimmed on the occupant’s site will incur a minimum cost per occurrence of $100.00 for the campground to cut or trim it – this will be completed with or without notice depending upon severity.
- Sites are not to be used for storage of junk, garbage, vehicles boats or trailers of any kind. Garbage or junk strewn about/in front of a camping site will incur a cost of $75.00 for the campground management or representative(s) to remove and if applicable dispose of it without notice.
- All site changes, planting, additions, patios, fireplaces, etc. must first be approved by the management. Construction of any kind is NOT permitted during the months of July and August.
- Some construction may be approved on newly arrived units.
- Only one trailer, and one 8×10 shed (manufactured) are permitted per site. Extra refrigerators must be concealed from view in your shed or sunroom and locked for safety reasons.
- Trailers and/or sites may NOT be loaned to family, friends or rented out.
- Chain saws are not permitted in the campground at any time.
- Generators or inverters are not to be used anytime in the campground except for extended power outages from Hydro One or during extended campground maintenance operations.
- Generators must be placed in a position to minimize the noise to neighbouring campers.
- The installation or use of personal security cameras are not permitted during the camping season (May 1st through the last Sunday in October) to protect the privacy of other campers. The campground however may (at the owner or Managements discretion) install cameras connected to a camper’s site for the purpose of monitoring the campgrounds critical areas or infrastructure. Camera’s record video and sound and as such risk picking up on conversations or activities of others on their sites or the common areas of the park
- With permission cameras are permitted on your site during the off season however they must be aimed at your trailer or shed, not at other’s property or the common areas of the campground.
- Management reserves the right to request access to and / or copies of any video taken in the event of a situation or problem in the campground.
- All commercial activity is prohibited in the campground without authorization and a permit from the Property Manager(s)
- A small temporary clothesline for drying of swimsuits, towels, small clothing articles is permitted however it must not block your neighbours view to the lake and may not be attached in such a way that it will damage trees.
- White Lake Campground, it’s management, employees or representatives are not responsible for messages. In an emergency we will endeavor to forward messages if possible.
- The campground has electronic / wireless infrastructure strategically located throughout the campground to assist in our operations and monitoring. Tampering with or modifying this equipment is prohibited and considered vandalism.
OCCASIONAL OFF-SEASON ACCESS AND USAGE:
At the sole discretion of Management and / or the Owner of the property you may be granted the ability to access the property temporarily during the off season.
- The campground is completely closed and off limits to seasonal campers (by mandate of the province) who are not authorized for the purpose of assisting in campground closing / opening operations for any reason during the following periods:
- November 1st to December 15th
- March 15th to May 1st
- Water is not available, and Electricity is not guaranteed during the off season.
- Anybody who is on park property during the off season must be registered and approved of in advance of their visit using the automated system available on the campground website.
- Management is typically not on site and as such there is no guarantee roads or visitor parking will be cleared.
- Roadways may not be blocked or used for parking for any reason whatsoever.
- Security cameras are in use by the campground 24/7 for the purpose of protecting the property
- Management and the owner reserve the right deny access or to charge an off-season usage fee.
TRAILER AGE LIMITATIONS:
- The maximum age for any new trailer entering in the park is 10 years.
- Trailers 10 years of age or older cannot be resold in the park.
- This does not include any of the 12’ wide cottager units.
- This does not include any of the 12’ wide cottager units.
GARBAGE DISPOSAL AND YARD WASTE
- We only accept household wastewhich is to be deposited into the garbage bin located by visitor parking.
- All carboard needs to be broken down or burned at your pit.
- ALL other items such as propane tanks, broken chairs, BBQ, appliances, electronics, or other furniture are to be disposed of at your homes and not in the campground.
- If the bin is full, DO NOT leave garbage outside of the bin or inside of the bin if the lids will not close, either wait until it has been emptied or take it home with you.
- Annually the campground will make available at the beginning and the end of the season a location that yard waste, in paper bags can be disposed.
- If the designated area is full, either take your yard waste home with you or wait for it to be cleared before leaving your waste.
BEACH, COMMON AREAS, CHILDREN AND THEIR SAFTEY
- Common areas are defined as any area in the campground that is not a seasonal site, campground office or maintenance area, including but not limited to any grassy area, the boat launch, the beach, the tent area, the laundry room, the campground shop or the campground office.
- Parents are responsible for the care, safety, and supervision of their children always.
- There is no lifeguard at the beach or in any water accessible common area in the campground and as such, children must be supervised when near the water or any area where they can be hurt such as play structures etc. The campground is not liable for any injury or damage incurred while using the park property.
- Children are always the responsibility of their parents or the license holder.
- Children should remain on their own sites or those of which they may be playing with.
- The site license holder and the parents are responsible for any damages caused by their children, themselves or their guests.
- Please ensure your children respect the rights of other campers by staying off their sites unless invited on to them.
- No glass containers, alcohol or drugs are permitted on the beach or in common areas.
- Alcohol may be permitted during social committee events which are not sponsored by the campground.
PETS AND PET SAFTEY IN THE PARK
- When walking in the campground, all pets are to be kept on a reasonable length leash where you always have full control of the animal.
- Pets must be tethered when on your site, you may not depend upon a dog fence to confine them.
- Pets must be always accompanied (not left alone) when tethered at your site or anywhere in the park
- All pet droppings must be picked up immediately by the owner and not left on the ground at your own site or at other sites or locations in the park.
- Droppings are to be disposed of in the garbage and not deposited in the lake, on the park property or burned in a campfire.
- No domesticated animals are permitted at the beach or playground area, the laundry room, park office or other campground buildings.
- Kennel cages, doghouses, fenced dog runs etc. are not permitted at your campsite.
- Dog fences may not be used to delineate property lines and may only be used to create a small 10’ X 10’ maximum closed in area to help contain an animal.
- It must be placed in an inconspicuous area so as to not impede a neighbour’s view.
- The pet must still be tied up when in the area
- The pet must not be left unattended when outside.
- Loud or continually barking dogs will need to be managed by the owner to minimize the noise and may NOT be left unattended in a situation that will cause them to continually bark. If this happens repetitively or we receive excessive complaints, the dog may not be allowed back into the park.
AUTOMOBILES, GOLF CARTS, SPEED LIMITS, SPEED BUMPS, OFF ROAD VEHICLES
- All vehicles, golfcarts, and trailers (boat, utility or snowmobile) that is on the campground property must be registered with the campground and licensed.
- A link to the registration form is found on the campground website. (https://www.wlcg.ca/registermystuff)
- The speed limit in the campground is always 10KM/h for any vehicle licensed to drive on a road and this must be followed by campers, guests and contractors.
- You are responsible to ensure anybody visiting you is aware of and follows the speed limit.
- Non-compliance to the speed limit will result in one of the following:
- Seasonal campers will be required to drive to and park in visitor parking only
- Guests will be either required to park only in visitor parking or banned from the park depending upon the situation, at the sole discretion of Management.
- Golf carts do not have in most cases speedometers. It is expected the golf cart will be operated at a reasonable speed while in use on the roads and paths in the campground.
- The campground only allows electric golf carts to be brought into the campground
- Existing gas ones can be maintained until they no longer operate and then may be replaced with electric
- Existing gas golf carts may not be sold and remain in the campground unless approved by management as part of a trailer sale package.
- No motorized vehicles including cars, trucks, golf carts, gas or electric powered scooters, ATV’s etc. (designed for on or off-road use) will be driven or in control of by anybody under the age of 18 without a valid G license while on park property.
- This includes entering or exiting the park to get to and from your site.
- Cars / trucks are not golf carts, excessive use of your vehicle in the campground is prohibited.
- Impaired (alcohol or drugs) driving of any type of vehicle is prohibited.
- Refrain wherever possible from driving cars or trucks on the grass particularly to take a short cut through the campground or to avoid speed bumps.
- Speedbumps are strategically placed throughout the campground. They are there to slow down vehicles and protect the campers. We understand that you really need to get to your campsite quickly and the extra 10 seconds it takes to slow down your car or truck is an inconvenience but the person you don’t kill or the camper who does not have to tolerate the dust you don’t stir up will happily thank you.
- Some people in the campground take it upon themselves to notify fast moving drivers that they are speeding. Rather than being offended, simply slow down.
- It is prohibited to give driving lessons in the park. Any driver must have a valid driver’s license to use a motorized vehicle licensed for the road, ATV, Scooter, snowmobile or golf cart on campground property.
- Unless using lake water, washing any type of vehicle is prohibited in the park.
BOAT TRAILERS, UTILITY TRAILERS, SNOWMOBILE TRAILERS ETC.
Your LOO allows for the storage of one boat trailer during the camping season in a designated area in the campground. Any additional trailers stored on campground property (regardless of location) during the camping season will incur a $200.00 + HST service charge.
- No trailer of any kind is allowed to be stored on your site from the first weekend in May to October 15th
- Trailers and boats stored on your site or in the campground during the off season will each incur a $200.00 + HST off season service charge.
- All trailers must be registered and will be tagged by the campground. They are to be placed in the location assigned, you are responsible to regularly cut the grass under them.
- If the grass exceeds 4 inches, the campground will move the trailer and cut it for you at a cost of $30.00 per occurrence.
ALCOHOL & DRUGS
- The campground is a commercial property and must abide by the laws of Ontario with respect to alcohol and drugs and as such:
- Alcoholic beverages may be consumed on a campsite only
- It is not permitted to transport alcohol visibly in open containers or consume alcohol other than on a camping site, therefore.
- Consumption of alcohol in the beach, playground roadways or other common areas is prohibited unless during an approved campground / social committee event
- The use, growth, manufacturing or consumption of illegal drugs on campground property is not allowed and will result in expulsion from the park and potentially the termination of your License of Occupation.
- Marijuana and vaping can only be done in the confines of your trailer and must be done so to ensure that your neighbours and/or the children in the campground are not affected by or impacted by its consumption.
- You may not grow, or manufacture products related to Marijuana (or any other drug(s)) either on your site or on campground property.
WEAPONS, HUNTING, FIREWORKS
- Fireworks are not permitted in the campground except when regulated by the Campers Committee or campground management. This includes but is not limited to; any form of fireworks, burnable floating lanterns or loud bangers as it affects children and pets.
- Weapons of any kind are not permitted on or to be used on campground property. This includes but is not limited to:
- Handguns or rifles
- BB or pellet guns
- Paint Guns
- Bows and Arrows
- Any device designed for the harming, maiming or killing animals or people.
- Hunting of any kind is not permitted on campground property either during or outside of the camping season without explicit written permission by Management or the Owner.
PROVINCIALLY PROTECTED WETLANDS, OTHER PROTECTED AREAS
White Lake Campground is surrounded on 3 sides by protected wetlands and areas. These areas need to be appreciated for the value they bring to the natural habitat of the areas and as such we are under strict guidelines with respect to how to handle and deal with these areas. The regulations are Provincially regulated and regularly monitored so there is no flexibility.
- Protected areas include:
- 50 feet inland and 50 feet offshore for sites 1 through to site 29.
- 100 feet inland and 100 feet (or more) offshore for sites 30 through to site 36.
- The entire treed / swamp area behind sites 41 through to site 55.
- You absolutely cannot add any type of dockage without management approval, in advance who must follow guidelines and rules set out by the governing authorities.
- Existing docks may only be converted to floating docks if they need any form of repair and may not be expanded upon without approval by management who must follow guidelines and rules set out by the governing authorities.
- The protected shoreline cannot have the removal of any type of vegetation, trimming of tress bushes or shrubs, removal or addition of rocks, removal of tree stumps, etc., without approval from management who must follow guidelines and rules set out by the governing authorities.
- The vegetation growing in the water, regardless of what it is, in the areas specifically flagged and tracked by the MNR may not by any means be tampered with, trimmed, cut, killed or removed.
- Any fines or notices from the MNR, Province or Municipality received by the campground will be assigned directly to the campsite where the fine or notice originated regardless of who actually did it and the following immediate actions will take place:
- The registered names on the LOO will become immediately liable for paying the campground the amount of the fines and/or any legal fees incurred as a result of their or their guests’ actions.
- The registered names on the LOO will be required to remedy the situation immediately at their own expense as mandated by the campground, Province, MNR or Municipality without question.
- Failure to comply with the above items and dependent upon the seriousness of the issue, immediate termination of the LOO may occur with no notice and no recourse for the camper.
- THINK before you do ANY alterations in the PROTECTED areas of the campground as the result could impact not just yourself but every other seasonal camper as well as the viability of the business. There is no insurance to protect us against this behavior and inspections come randomly without notice.
ENVIRONMENTAL HOLD
The campground is currently under an environmental hold based on bylaw (16-69 item 24.3.5) in place by the Municipality of Mississippi Mills that resulted from an extended arbitration process that took place between 2012 and 2021. This has significant impact on the campground that must be observed and respected. Below are the most critical items
- The campground has had two archeological surveys completed on the property and there have been indicators that the property contains areas of significant artifacts that may be related to the Aboriginal community.
- We are working to determine the extent of this interest and as a result, the campground has been placed on what is referred to as an “Environmental Hold” by Mississippi Mills which is enforceable by a bylaw specific to the campground this means no building permits will be issued and no digging of any kind is permitted without strict compliance to the proposed site plan and preapproval by the governing authorities and as a result the following has occurred:
- Expansion plans for the campground have been placed on hold indefinitely.
- The communal septic system for the campground is on hold as we work through the logistics of installing it.
- The development of the splash and play areas is on hold.
- The development of any structure requiring a building permit (campers covered area as an example) is on hold.
- We are only allowed to do work required to maintain the environmentally friendly operation of the campground without risk of repercussions.
SITE IMPROVEMENTS, BUILDING PERMITS, DECKS, DOCKS, FENCES, SWINGSETS, OTHER MISC. ITEMS
- Construction: or improvements of any kind to the trailer or the campsite must have written approval from management prior to construction commencing.
- Contractors: The use of 3rd party contractors is restricted to campground approved partners. The most up to date list can be found on the campground website.
- Building Permits: In some cases, a building permit will be required from the municipality. The campground will apply for any permit required and the cost will be billed back to the camper and must be paid for in advance of starting the work
- Decks: Must be constructed of new, pressure treated or cedar wood OR composite material only. Decks must be built on deck blocks (floating) and be built in sections that are easy to move if necessary. Decks may be no wider than 12 feet with a maximum length equal to that of the trailer frame (not including back bumper or hitch).
- Deck design must be submitted for approval
- If necessary, the campground will apply for a building permit at the campers’ expense as in item 3 above
- Any deck, at any point higher than 23 inches requires a properly installed bylaw compliant railing. This is a municipal bylaw and there are no exceptions allowed
- Structures: Absolutely no home built sunrooms, gazebo’s, awnings, or roofs are permitted. Only premanufactured approved structures are allowed on campground property
- Sheds: A maximum of one (1) shed is allowed per site with a maximum of 8X10 feet in size.
- Placement of the shed is determined by management and is dependent upon it not interfering with other’s property lines or view of the lake.
- Sheds must be factory fabricated.
- Sheds are to be used for storage purposes only however, a second fridge may be placed in the shed
- Consult with and get approval by Management prior to purchasing or constructing a shed on campground property.
- Docks: These have special requirements and rules at White Lake Campground. It is important to understand that the campground is a commercial business and that your LOO (License of Occupation) is not ownership of property, rental of land or leasing of land, it’s simply a license to occupy space on the commercial property with no additional privileges. Shoreline sites are currently permitted to have dockage under the following conditions:
- The maximum square footage any dock can be is 300 square feet (unless previously approved).
- Prior to purchasing a dock, approval in writing is required from management and to receive this you must submit a drawing of the proposed dock, and the manufacture / company name you are buying them from.
- Any existing dock that is being repaired or replaced for any reason whatsoever must conform to these rules.
- Docks may only be placed in the area assigned by management which conforms to the site plan and the MNR mandated requirements for protection of the shoreline and vegetation growth on shore and in the water.
- All docks must be constructed of material that is environmentally friendly with no chemicals (IE: pressure treated) or be made of composite.
- All docks must be able to be easily and immediately removed if required by the ministry, municipality or management.
- All docks must be floating docks. If a dock is currently not floating and requires any kind of repair replacement or is approved for additional length, the entire dock must be made floating.
- The campground is not responsible for docks on campers’ sites and the camper must ensure that they carry the appropriate liability insurance.
- Campers are expected to extend reasonable courtesy to those who camp with only lake view vs. lake access. As we do not have communal docks, dock sharing is encouraged and anticipated as part of the privilege of being allowed to have one.
- Docks left in the water during the off-season require lights or reflectors sufficient enough to make them visible to snowmobiles and other winter lake traffic.
- Ensure your liability insurance covers docks in the water off season.
- PLEASE NOTE: At any time, the campground may be instructed by the MNR or Municipality to remove campers’ personal docks – we have no control or recourse should this occur and must comply with any order received.
- Aggregate Materials: Any gravel or aggregate must be ordered through management. The park reserves the right to have only management approved suppliers deliver these materials into the campground.
- Dump trailers and any type of construction equipment is prohibited on campground property unless approved in advance by management. Proof of a minimum of 2 million dollars in liability insurance and operator capability will be required for approval to be considered.
- Absolutely no digging of any kind is permitted on campground property unless done by a campground representative or a management assignee.
- Fences: Are not permitted on sites, this is a campground not your home.
- Swing Sets:
- For insurance purposes, swing sets of any kind are not permitted on campers’ sites. Swings are available for use by the children at the designated play area(s).
- Fires and Firepits:
- Campfires are prohibited other than in a fireplace equipped with a fire screen and surrounded by a solid 6-inch-high ledge made of fireproof material.
- Only natural wood may be burned in the campfire. Wood or other material that has been treated in any way may not be burned.
- In dry weather, campfires may be temporarily banned for safety reasons based on regulations by the municipality or depending upon the campground terrain, at the discretion of Management.
- Ashes, charcoal, and any other debris from a fire must never be allowed to reach the lake. All such material must be contained in the firepit and disposed of off the campground property.
EMERGENCY CAMPGROUND SERVICES, MAINTENANCE AND SITE INSPECTIONS
- Management reserves the right and responsibility to cut trees and dangerous branches near roadways or campsites and remove anything that might obstruct access or impact safety during the cutting operation, including but not limited to trailers, tents, shed, and so on. The property Manager(s) will notify the occupant(s) in advance when possible. It is the campers’ option to move their trailer or property when necessary to avoid charges for doing this by the campground.
- During the regular operation of the campground, it may become necessary to temporarily turn of services that require maintenance or repair. The campground does not accept responsibility for any damages or loss due to the services being suspended.
- In the interest of safety of good management, Management reserves the right to inspect camping equipment and / or campground infrastructure that may be located on your assigned site.
- You will be notified of any deficiencies that are detected during inspections and you have the option of fixing it yourself within a reasonable time frame or the campground correct it for you (at a cost).
- Management, employees or its assigned representatives enjoy the unrestricted right to enter onto any site at any time for any reason whatsoever for the purpose of inspection, repair or policy enforcement.
BOAT LAUNCH
- This is available for seasonal camper use only and is included in the annual fees.
- The boat launch is not for the public, guests, or visitors to use.
- A public boat launch is available at the Marina down the road or in the town of White Lake.
- When using our boat launch, be considerate of the sites around it and do not drive on the grass.
- Outside guests may be occasionally approved to use the boat launch during campground sponsored events.
- The boat launch is not for the public, guests, or visitors to use.
INSURANCE
- You are required to have at a minimum liability insurance on your trailer which includes the unit, the site, deck, shed, dock (if applicable).
- Any camper who does not carry the minimum insurance will be in breach of their LOO agreement and asked to rectify the situation and provide proof of it too Management within 1 business day or to leave the property immediately if they do not.
- Management will not be responsible for accidents, injuries, or loss of property by fire theft, wind, floods or natural acts, or any condition or behavior that is beyond their control. It is the responsibility of the occupant to provide current property insurance as well as liability insurance.
- Equipment and apparatuses furnished on the grounds are solely for the convenience of the occupants and their registered guests and use of these is at their own risk. The campground, it’s owners, employees, representatives and contractors shall not be held responsible in the event of injury of any kind.
- The campground is not responsible for any damage done by falling debris, branches or other naturally caused damage. This is the purpose of the campers carrying their own insurance.
COURTESY AND SAFETY
- Absolutely no trespassing or cutting through other campsites. Every camper deserves the right to privacy and work hard to keep their sites in pristine condition. Cutting through sites and / or allowing children to play on them is unfair to the camper on that site.
- Bicycles are only permitted to be driven on the roadways and paths in the campground.
- Bicycles are to be driven carefully and slowly.
- If they are used in the dark they must be equipped with lights and reflectors.
- If under 18, it is Ontario law that requires the use of a helmet on our roadways.
- Golf carts are only permitted to be driven on the roadways and designated paths in the campground.
- If Golf carts are used after dark, lights are required.
- Only licensed drivers may be in control of the golf cart.
DELIVERIES AND COURIERS
- The campground does not have an office that is open during regular business hours and as such there is no way to manage courier deliveries or Amazon deliveries etc. so these are not allowed in the campground.
- All deliveries of docks / furniture etc., must be scheduled in advance and approved by Management in prior to making delivery arrangements or management reserves the right to turn them away.
QUIET ENJOYMENT
- No occupant shall create, permit the creation, or continuation of any noise or nuisance that disturbs the comfort or quiet enjoyment of any other occupant or guest of the campground.
- Quiet time is defined as a time when no loud or disturbing noise will be permitted outside the trailer or on your site. This is between the hours of 23:59 and 8:00am daily.
- During this period, any music, talking, laughter should be kept low enough to not impact your neighbours.
- Campers may sing, play music, guitar’s etc. at reasonable volumes while on their lot or at planned events. Your choice of music however may not be the same as your neighbours so kindly keep that in mind.
- Please operate lawn mowers and other noisy outdoor equipment during the times listed in the LOO and/or earlier in this document.
- Management reserves the right when necessary to begin working and/or continue working outside of the stated quiet times which may create noise but will endeavor to minimize the impact.
SPECIAL EVENTS
- On weekends there are typically some types of planned events. These will be communicated to the campground via the campground Facebook page and/or email communications.
- Quite time exemptions are typically in place for these events however it is anticipated they will not run past 1:30am
- The campground does not currently and never will, sponsor or encourage the consumption of alcohol at any special events held by the Social Committee and no camper or guest shall hold the campground, it’s management or representatives liable for any damage or situation that may arise as the result of having, or others having consume(d) alcohol at social events.
- Although the Social Committee runs independently of the park business, the management team is involved in all event decisions to ensure that there is no liability or risk to the campground.
- All campers have the right to participate in the social committee events if they so choose unless they are camping under any form of privilege restrictions.
- The social committee will at least once each season or on demand provide a financial summary to any camper or management.
- 50/50 money is never used by or given to White Lake Campground or its’ management for any campground related costs, services or expenses.
- Recreational activities of any kind including events sponsored by the campground, campers or the social committee where you, your family or guests participate are entirely at your own risk.
- All events need approval by campground Management in advance. Management shall not unreasonably withhold consent but reserves the right to limit events should guidelines or the circumstances require it.
PERSONAL INFORMATION
- With few exceptions, Ontario law prohibits the sharing of any seasonal campers’ personal information and as such we will not provide any personal information about a seasonal camper, their children or registered guest(s) without explicit permission by you as the primary registrant of the campground site.
- Exceptions to this include:
- Emergency situations where the information is critical to police, fire or ambulance / paramedics as determined by the event
- A lawful request by Police or Bylaw for the information.
- For collecting past due debts due to default in payment or other.
- To obtain / share credit or reference information upon initial acceptance into the campground or periodically during the annual renewal process as required.
SPECIAL NOTES
For the purpose of this document and the LOO (License of Occupation):
- Any reference to employee’s or representatives is individuals (paid or otherwise) assigned by the Property Manager(s) for the purpose of looking after the property, protecting its rights or assisting in the enforcement of the LOO or Policies as outlined in this document.
- White Lake Campground is zoned as a seasonal recreational campground that is governed by the Municipality of Mississippi Mills and is not a Mobile Home Park, Residential Property or leased land.
- Although if requested, the campground will honour the requests of parents to exclude their children’s pictures from the campground website or promotional documentation, we cannot guarantee or control the actions of others at events or activities in the campground and will not be held responsible for any picture posted outside of our control.
- The campground reserves the right to add, remove, modify or make exception for any guidelines or policies published in the LOO, this document or any amendment, at any time with (or without) notice and the lessor is immediately bound by these amendments

NOTE:
- Effective 2025 watercraft and trailer storage on your site or in the campground will no longer be permitted in the off season unless you pay a storage fee to the campground.
- During the camping season watercraft trailer storage is acceptable however we will no longer allow the storage of any type of watercraft unless you camp on lot 37 to 55 as we understand you do not have access to public docks.
- If you have made arrangements to have your watercraft moored on a waterfront site then you will not be permitted to store your watercraft of any sort in the field during the camping season

Gravel, Stone Dust and Soil Rates
The campground has approved the new owner of Fraser Sand and Gravel to deliver gravel, stone dust and screened topsoil to the campground. This organization will be the only supplier of material to the campground for campers at this time and they will be using their smaller dump truck to bring in the material. It will be dumped near the edge of the road on your lot. They are not permitted to back the trucks into the lots because the infrastructure is not buried deep and the weight may damage pipes or water. Below is the pricing list and to place an order, you MUST email management@wlcg.ca. At that time, you will then be provided the payment mechanism and once payment is received, the order will be placed. The company will not work directly with campers.

This document is appendix 1 to the official campground safety plan found here: COVID-19 Safety Plan . This document provides the amendments necessary due to COVID-19, to the 2021 season campground rules and regulations that can be found here: 2021 Rules and Regulations. These amendments are based on Provincial, local health unit, police and bylaw guidelines that are in place at the time of the last update (listed above) of this document.
In addition to the 2021 Rules and Regulations for the campground, below are the most current amendments that are in place for compliance purposes and allows the campground to operate this season. As noted these may change based on adjustments by the governing authorities and this document will remain the official record of these changes. Campground Management are required to enforce these rules and guidelines.
Amendments based on the provincial changes on communicated to the leaseholders Wednesday July 14th, 2021 @ 4:00 am
- Campers continue to need to fill out the COVID-19 Screening and Registration form prior to entering the campground property.
- Guests / Contractors continue to need to have a COVID-19 Screening and Registration form filled out prior to entering the campground property. This can be done by them (by scanning the icon on the sign at the front gate) or by you.
- The chain will finally be removed from the front entrance – if we start getting all kinds of unwanted vehicular traffic, we will re-evaluate this decision.
- The maximum number of people per site is now increased from 10, please keep it reasonable.
- The maximum number of external guests allowed in the campground per site is 10 including overnight stays because the campground has a maximum capacity limit in this stage. so please be reasonable in the number of external guests you have to be fair with your neighbours.
- Guests no longer require escorts in the campground.
- Guests are allowed to be on sites other than the one they are registered to.
- Social distancing is still a valuable way of ensuring you don’t get sick.
- We are prohibited by law from collecting or forcing campers to provide COVID-19 vaccination status and as such any communication received with this information in it is immediately deleted.
- All other campground and Provincial COVID-19 rules remain in effect

White Lake Campground
- Trees
- It is prohibited to insert nails in trees or damage them in any way.
- Trees shall not be used to hold up clotheslines or swings.
- All cutting, pruning or damaging of trees or shrubs is prohibited.
- Chainsaws are not permitted on the campground except for construction purpose unless otherwise approved by Management.
- Management reserves the right and responsibility to cut trees and dangerous branches near roadways or campsites and remove anything that might obstruct access or impair safety during the cutting operation: trailers, tents, shed, and so on. The Property Manager(s) will notify the occupant(s) in advance. It is the camper’s option to move their trailers or property when necessary to avoid charges for doing so by the campground.
- Insurance and Ownership
2.1 All occupants are responsible for carrying their own civil liability insurance. Including Insurance against fire, theft, and vandalism is also mandatory.
2.2 Proof of said liability insurance and proof of ownership of the unit is mandatory each year upon signing your lease.
- Firewood
3.1 The maximum quantity of firewood to be stored on each site is one cord (4’ x 8’ x 16’), placed to be as inconspicuous as possible.
- Quiet Time, Noise and Music
- Daily, 23:59 hrs. until 08:00 hrs. the following morning is considered quiet time in the campground.
- Unless there is a power outage or it is approved in advance by Management, the use of a generator is prohibited.
- Dogs, Cats & Wild Animals
- Pets are to be always leashed while on campground property. Each owner is responsible for their pet.
- Animals that are disruptive may be removed and banned from the campground
- Management may require dogs that bark to be muzzled.
- Pets should not be left unattended at any campsite. Power is never guaranteed at any time in the campground and as a such the campground is not responsible should your pet be left unattended and a power failure at your site occurs.
- The Campground has a mandatory Poop and Scoop policy in place. Each owner is responsible for cleaning up after their pet anywhere in the park. Owners that do not follow this Poop and Scoop policy may lose their right to bring their pet to the Campground.
- Pets are not allowed on the beach at any time.
- Continually barking dogs will need to be managed by the owner to minimize the noise and may NOT be left unattended in a situation that will cause them to bark continually. If this happens continuously, the dog will not be allowed at the park.
- Vehicles, Bicycles, Motorcycles, ATV’s, Side-by-Sides and Golf Carts
- Excessive use of vehicles will not be tolerated.
- The speed limit for all vehicles is 10km/h and repeat offenders will lose their privilege to drive on the campground property.
- Driving around speed bumps in place to control vehicle speed is not permitted as well as driving on the grass or in the greenspace.
- It is prohibited to give driving lessons on the campground property
- You must be 16 years of age or older and in possession of a valid driver’s license to drive or be in care and control of any motorized vehicle on campground property apart from children’s motorized toys (cars, trucks, scooters)
- The use of all-terrain vehicles is strictly prohibited, except for entry and exit from the campground.
- The use of golf carts is allowed.
- The user shall be in possession of a valid driver’s license and shall be responsible for their driving.
- The owner must have appropriate liability insurance on the golf cart
- All new golfcarts brought into the campground must be electric and must have working headlights and taillights.
- The use of bicycles is allowed and encouraged. However, bicycles shall be equipped with working reflectors and brakes.
- Impaired driving of any type of vehicle is prohibited.
- All water consumption is metered, you may not wash your vehicle, camper or boat using campground water. A personal pump placed in the lake for this purpose is acceptable.
- Fences & Hedges and Grass
- Installation of fences or planting of hedges in the campground is prohibited. However, you may use posts or ropes to mark your lot, within the limits of good taste, that are no higher than 24 inches and with prior authorization from Management.
- Watering your lawn or flowers is permitted when using water not drawn from the campground infrastructure.
- Commercial Activity
- All commercial activity is prohibited in the campground, without authorization and a permit from the Property Manager(s).
- No sales of any type shall take place on the campground property without authorization from Management including but not limited to trailer sales where they will remain on the campground property.
- The use of Real Estate Agent(s) or 3rd party selling agents is strictly prohibited in the campground.
- Behaviour
- Failure to comply with the campground regulations will lead to sanctions, fines and may result in the expulsion of the person or persons concerned.
- Children are always the responsibility of their parents. Parents are responsible for any damage caused by their children, themselves or their guests.
- Children under the age of 15 are not to be left unattended at the Campground for any period of time.
- No immoral behavior shall be tolerated.
- Firearms, pellet guns, arrows, firecrackers, knives and offensive weapons are prohibited in the campground.
- Alcohol is permitted at your campsite. Excessive use will not be tolerated, nor will underage drinking.
- Smoking of any legally purchased product is permitted only at your campsite but must not interfere with your neighbours’ enjoyment. Use of any illegally purchased product is prohibited.
- Contracts & Payment
- There will be a one hundred ($150.00) dollar administration charge for any non-sufficient funds (NSF) cheque.
- The occupants shall confirm the accuracy of their contact data in the company’s files.
- The campground may not be used as an occupant’s principal address.
- It is prohibited to set up more than one camping facility. Visitors must stay with their hosts.
- Contract renewals are solely at the discretion of the owner and management.
- Occupancy
- Rate includes 1 trailer, 2 adults (assumed to be at the same address) & 2 dependent children under 19 living at home.
- One of the primary campers must be present when guests are on their site or the campground property.
- Any trailer occupying a lot will be charged season fees whether in use or not.
- Trailers are to be kept in good repair, lots to be kept neat & free of rubbish or debris.
- Sites are not to be used for storage of junk, trailers, vehicles, or boats.
- Vehicles are to be parked on your own lot or in visitors parking.
- Boat trailers are to be parked in the designated area.
- All trailers must be properly insured.
- Construction & Renovation
- The construction of a kitchenette or permanent extension on the campground is prohibited. All equipment must remain movable, as such, permanent installations are therefore prohibited.
- All work requires prior authorization by Management.
- Sheds shall not exceed 8’ x 10’ in size, and shall have vinyl, CanExcel or aluminum siding. In order not to have to dismantle your work, check before purchase or installation and obtain approval in writing.
- Sheds shall be installed a minimum of 50 feet from the shoreline or 100 feet depending upon your location so as not to block your neighbors’ view to the lake, otherwise you will require written authorization from the Management
- Only one shed is allowed per campsite unless approved by Management.
- Any work, whether authorized or not, that damages a water supply, electrical, sewer or other installation shall be at the expense of the person responsible.
- Metal post supports shall not be used on any campsite or in the lake for the purpose of a dock. Floating docks are permitted to have 2 shoreline posts to stabilize them.
- Construction activity is permitted between 9:00am and 5:00pm.
- After June 30, authorization will be required from the Management and shall not be unreasonably withheld.
- Clotheslines / Washing Machines
- A small clothesline for the drying of swimsuits and beach towels is allowed however it must not block your neighbors’ view to the lake and may not be attached in such a way it will damage trees.
- Use of washing machines connected to park water is strictly prohibited unless it is equipment owned by the campground.
- Septic / Sewers
- Your connection to the sewer system shall be clean and watertight.
- Should management determine that a system defect is attributable to neglect by a camper, repairs will be made at your expense.
- One free pump out is included per season, any additional pump outs will be at the expense of the camper and will be determined based on the charge from the pumping company.
- The use of products like Septo-bac (as an example) on a weekly basis are required to ensure the smooth operation of the septic system on your site – it is recommended you administer this before leaving.
- In most cases the tanks in the ground are 50 gallons. Dumping full waste tanks will result in overflow onto the grass. Please dump when your tanks are no more than ½ full to avoid this.
- When the new septic system is put in place, all trailers will be required to comply with both the site plan and trailer location requirements on the lot (left side, hitch forward in most cases).
- Fires & Fireplaces
- Campfires are prohibited other than in a fireplace equipped with a fire screen and surrounded by a solid 6 inches high ledge made of fireproof material.
- Only natural wood may be burned in campfires. Wood or other material that has been treated in any way may not be burned.
- In dry weather, campfires may be temporarily banned for safety reasons based on regulations by the Municipality or at the discretion of Management.
- Fires must be extinguished before retiring for the night.
- A working garden hose and / or large pail full of water must always be kept near all fires.
- Firecrackers and other fireworks are prohibited in the campground unless approved in writing by Management.
- Ashes, charcoal, and any other debris from a fire must never be allowed to reach the lake. All such material must be contained in the fire pit.
- Garbage Bin / Waste Management
- Household waste shall be placed in containers provided for the purpose at the entrance to the campground. Strong and securely tied plastic bags are to be used.
- No other waste, such as construction material, metal, BBQs, bicycles, mattresses, cement blocks, propane tanks, toilets, carpets, waste materials and the like will be accepted in the bins provided.
- From time to time, the campground may arrange for metal pickup, campers will be notified in advance and provided a location to place unwanted metal.
- In order to keep animals away, a garbage container with a lid is required at your site.
- Non-household garbage, shrubs, used building material or other items are not to be disposed of in the pit or any other location on the park property unless specifically defined and approved by Management.
- Off-Season
- The campground is not responsible for damage to personal property or equipment at any time.
- The campground is available for occasional use off season which is determined at the discretion of Management or the Owner.
- No camper shall use the campground as their permanent residence for any reason what-so-ever.
- A gate will be placed across the entranceways to keep out unwanted visitors.
- Winter vehicle access is not guaranteed and is best effort by volunteers which limits access to emergency services (Fire / Ambulance / Police)
- Inspection
- In the interests of safety and good management, Management reserves the right to inspect camping equipment and / or campground infrastructure and to order repairs or safety modifications as required which may be at the expense of the camper.
- Messages
- White Lake Campground 8294364 Canada Inc. or its management are not responsible for messages. In an emergency, we will endeavour to forward messages.
- Opening & Closing
- The camping season begins each year on May 1 and ends on the last Sunday in October weather permitting.
- Before and after those dates, vehicle traffic will be restricted to protect the condition of the grounds.
- Water, hydro and other campground infrastructure is never guaranteed either during or off season.
- White Lake Campground (8294364 Canada Inc.) does not guarantee electrical power supply at any time during or off season and is not responsible for any loss or damage as a result of power failure at a camper’s site.
- Social Committee and Recreational Activities
- The campground owner and Management support a Social Committee under the following guidelines:
- Annually, the social committee start up meeting for the campers must take place following the Campground Meet-and-Greet on the May long weekend
- All campers have the right to participate on the committee if they so choose.
- Financial statements are to be provided to all campers on a regular basis.
- Campers are to be given the opportunity to vote on how the money they have contributed through 50/50 and events is to be spent.
- Campground Management representative(s) are to be present at all meetings of the social committee for the purpose of representing the best interests of the campground and ensure no liability for the campground exists in events planned.
- Recreational Activities including events set up by the Campground, campers or the social committee where you participate in are at your own risk. The campground, it’s owner, management or agents will not be held responsible for any injuries or issues that may arise.
- All events need to be approved in advance, in writing by management who shall not unreasonably withhold consent but reserve the right to limit events should the guidelines provided not be followed.
- No alcohol shall be distributed or provided by event organizers, the social committee, or the campground.
- Beach and Water Safety
- Children under 13 shall be accompanied by a responsible person 16 years of age or older along any shoreline including the beach areas (when swimming) provided by the campground.
- The beach is unsupervised – swim at your own risk. Please do not leave your young children or those of your guests at the swimming area unattended. Campers are welcome to use the chairs, tables, and toys at the beach area. Although this beach is not open to the public, please do not leave anything at the beach not intended for use by others.
- The beach is closed from 9:30pm to 7:00am daily unless there are planned activities by Management or the Social Committee.
- Glass bottles are prohibited along the shoreline, the beach, or any public area of the campground.
- Small plastic pools for children or pets no deeper than 24 inches on a temporary basis are allowed on campsites but must be filled with water from the lake using a private pump and must be drained when not in use. The pools must be monitored when water is in them at all times by a responsible adult.
- Parking / Vehicles
- Parking is prohibited on the roadways and on vacant lots.
- Parking on campground greenspace is prohibited except for in designated areas.
- Overflow / Visitor Parking is provided and clearly marked with signage and posts.
- Handicapped parking is not available at the campground. Should you have a visitor with special parking needs they can park on your site. If the number of vehicles on your site exceeds the limit of two (2) vehicles, one of your vehicles must be placed in overflow / visitor parking or if your neighbor approves on their lot as long as the maximum of 2 vehicles per lot is not exceeded.
- All construction equipment, construction trailers, commercial vehicles (except those used for personal transportation), utility and or watercraft trailers are not to be parked on your site after May 1st or before October 15th, please avoid blocking your neighbors view during these times. They can however be temporarily parked in visitors or for longer term the designated trailer parking area.
- No watercraft is to be stored or temporarily parked on your site during the core camping season (May 1st to October 15th). During the off-camping season (October 15th through May 1st), they can be parked on your site for winter storage.
- Vehicles with noisy or defective mufflers are not permitted in the campground.
- Only two (2) vehicles per site is allowed at any time.
- Recreational Trailers
- The maximum age for recreational trailers for new campers entering the park or for resale in the park is 10 years or less.
- Only one camping facility may be assembled or stored on each campsite.
- In addition to the trailer, a tent may be set up occasionally for the children or guests to sleep in. Such tents may not be permanently installed but can remain for the duration of the guests stay.
- The trailer is to be installed in the location and position indicated by Management. The trailer may not be moved without authorization in writing from Management.
- Sites 1 through 24 have been designated for 3 season Northlander Park Model (Cottager) style units approved by Management.
- The preferred models are exclusively sold by the campground and manufactured by Northlander
- On occasion based on supply and demand, approval may be granted for General Coach provided by the campground.
- This includes both new units in the campground and upgrades of existing units, no exceptions will be granted.
- Sites 25 through 36 have been designated for 3 season Park Model (Cottager style camping units) approved by Management.
- The units can be purchased from any trailer sales location but must be approved in advance by management to ensure the unit fits on the lot with the required set-back.
- This includes both new units in the campground and upgrades of existing units, no exceptions will be granted.
- Visitors
- All Visitors must be registered for insurance and liability purposes, preferably in advance. All campers have been provided the registration link. In the event the link does not work, registration can be done by emailing management@wlcg.ca with the details.
- You are responsible for your visitors. They must follow all park rules, one of the primary campers must be onsite and present with guests.
- Speeding is not tolerated. Repeat offenders will be required to park in visitors or banned from the campground solely at the discretion of Management based on the circumstance and criticality of the situation.
- Visitors are to park their vehicles in the places provided, either on a campsite (not exceeding 2 vehicles per site) or in the visitor lot at the campground entrance.
- Shoreline Management
The shoreline is important to the environment and to the quality of water, it is heavily monitored and governed by the MNR (Ministry of Natural Resources), and it must be protected at all costs.
- The lake is for swimming, fishing and other recreational activities, NOT for washing.
- Nothing is to be allowed to fall or leak in the lake. This includes ashes from the fire pits, refuse of any kind, pesticides, herbicides, fertilizer, fuel or any other contaminants.
- The bottom of the lake must be left as is, no rock, wood or vegetation is to be removed.
- No docks are to be installed without receiving the prior authorization of the campground manager.
- Existing docks cannot be expanded.
- All docks must be removed by the end of the camping season or October 31st whichever comes first.
- Due to changes in shoreline management regulations as a result of the OMB hearing response in 2020, docks are not permitted in protected areas of the shoreline.
- Depending upon the location of your site, you are either in a 15 or 30 meter setback from the shoreline. No permanent structure including but not limited to decks, docks and sheds can be built or placed in this area. Minor maintenance of existing structures is possible only with written permission from the campground manager or owner.
- Upgrades and Expansion
With respect to the continued operation, growth and planned future expansion of this campground, we developed and submitted a new site plan to the province and the municipality.

- As part of this process, in some cases, changes will be required which may include the way your lot is currently organized.
- This could result in the removal or relocation of structures and trailers currently located on your site to meet the municipal and provincial requirements.
- Changes to the campground rules around permitted use of the 15 and 30 meter setback areas in the campground are required and may be added as an amendment to this season’s License to Occupy as they take effect.
- There is no grandfather clause, meaning all sites will be required to conform to the site plan, particularly due to the location of campground amenities such as septic, water and power.
Please Note: for the purpose of this document, the term “Property Manager(s)” or “Manager(s)” both refer to Bob Hall and Kim Dinel who are the individual(s) assigned to the management of the campground by 8294364 Canada Inc., cob, White Lake Campground and referenced on item 4 of your License to Occupy.
IMPORTANT REMINDER
- All guests of the campground must be registered for insurance and liability purposes. It is your responsibility to ensure this is completed, preferably in advance their arrival. The campground will provide a QR code at the entrance to the property that can be used by campers or guests to register if the link does not work then an email with the details must be sent to management@wlcg.ca

- Water, and septic connections are included in the seasonal rate.
- Each site is provided with at least one 30 amp RV compatible electrical outlet on a metered pedestal.
- Each seasonal camper is responsible for paying for the amount of electrical usage. Meters will be read and billed annually.
- The seasonal rate allows registered persons to camp continuously up to the number of nights between May 1st and the last Sunday in October – this may be extended or reduced in either direction depending on the weather and individual circumstance
- Camping units cannot be more than 10 years old when they enter the park as a seasonal unit.

Our seasonal sites are designed to accommodate the newest and most sustainable Park Model RV’s. White Lake Campground is committed to creating a home away from home community for discerning seasonal campers. Every site is fully equipped with either 30 amp or 50 amp (as available) service, as well as its own hydro meter and sewer and water facilities.
Park management reserves the right to oversee the building of all decks, sheds and fire pits, and any additional structures are subject to managements approval. We work with trailer and park model providers to coordinate the move and set up of your unit—making the experience stress free and enjoyable!

Welcome To White Lake Campground
Imagine sitting around the campfire in the evening…sticky marshmallows on your fingers…listening to the laughter of your kids as they fall exhausted into bed after a day of tubing, fishing, playing and making new friends. In the distance a guitar is playing as other families enjoy the quiet evening together as tales of the day unfold.
Located on beautiful White Lake in Mississippi Mills Ontario, the campground currently has 54 seasonal sites, many located directly along the shore and the rest with a beautiful view of the lake! Imagine, each spring you wait with anticipation for the bloom of the flowers that you planted in your garden… your deck setup is perfect and the little LED white lights that you hung up around your site have created a special oasis that is your “home away from home” Ahhh… Serenity Now…. Escape…..
As the rest of your friends at home are bustling around the city, fighting traffic, you know that all you have to do is spark up the barbie, crack a beer and relax ….and know that even being Sunday, at the next opportunity you will be back…. life as a Seasonal camper!
