The License of the above site by the Owner to the Occupant(s) shall be in consideration of and subject to the following terms and conditions:
The Occupant(s) acknowledges receipt of this License of Occupation and the White Lake Campground Policies (schedule A attached, which form part of this License) and agrees to abide by the terms hereof. The White Lake Campground Policies may be reasonably modified at the discretion of the Owner/Management from time to time.
Please note the following have changes that may be relevant to your camping experience:

All payments must be made by cheque or bank draft payable to: WHITE LAKE CAMPGROUND please be sure to include your lot number in the comments section, cash and e-transfer will not be accepted.
The Occupant(s) will ensure that family members as well as guests will also agree to abide by the White Lake Campground Policies The campground Owner and Management reserves the right to update or amend the “Policies” at any time and it is therefore your responsibility to update your guests of any amendments that may occur throughout the season. Amendments will be provided in writing (electronically) and posted to the campground website @ www.whitelakecampground.ca
The Occupant(s), for the specified site, acknowledges providing personal information pursuant to this License and confirms the accuracy of same. I authorize the owner and its Management to release necessary information for the purpose of providing information around the status of my account with White Lake Campground if contacted and asked to provide a reference check or for the purpose of collections of unpaid accounts.
TERMS USED IN THIS AGREEMENT
WLCG: White Lake Campground also known as 8294364 Canada Inc and referred to as the campground or the park.
Occupant or Camper: the owner or owners of the recreational unit residing at an assigned site in the park, registered with management.
Management: The Owner, Property Manager(s) and or assigned representative(s) of the park
Park: The premises and property including shared areas of White Lake Campground, Mississippi Mills, Ontario.
License of Occupation (LOO): An agreement (this document) between the Occupant or Camper for the use of a site for one camping season (May 1st to the last Sunday in October of the same license year) on the property. A LOO is renewable annually solely at the discretion of Management and/or the Campground Owner and can be revoked, cancelled or modified at any time for any reason without recourse or refund of any fees paid.
Recreational Vehicle: A camper trailer with wheels temporarily located at White Lake Campground as defined by the bylaws of Mississippi Mills for the purpose of seasonal camping which includes 8, 12 and 13 foot wide trailers with wheels. This does not include Mobile Homes which are not allowed in the campground due to zoning regulations.
Seasonal Campground: WLCG is a seasonal campground operational from May 1st to the last Sunday in October each year. It is not Mobile Home Park, a rental property or a leased site and as such none of the rules for Mobile Home Parks, the Residential Tenancy Act or Leased Property act apply. Your rights as a LOO owner are specifically detailed in this document and no other rights are granted unless in writing and included in your file at the park office.
Provincially Protected Wetlands and other Protected Areas: Areas of the campground property, both inland and offshore are identified and tagged as protected areas by the MNR and Mississippi Mills and as such are under strict guidelines on how they can be managed or modified. These areas include the south side of the property 50 feet inland and 50 feet offshore, the east side of the property, 100 feet inland and 100 feet (minimum) offshore and the treed areas in the center of the campground.
License of Occupation Terms and Conditions:
Expenses, actions and causes of actions, whether in law or equity, in respect of death, injury, loss or damages to the Occupant(s), the Occupant(s) family, guests, visitors or other persons attending the Occupant(s) site property, or their property, HOWEVER CAUSED, arising or to arise by reason of occupation of the above-mentioned site and use of the Campground or otherwise, whether prior to, during or subsequent to this AND NOTWITHSTANDING that the same may have been contributed to or occasioned by the negligence of any of the aforesaid. The Occupant(s) further undertakes on the Occupant(s) own behalf and on the behalf of the Occupant(s) family, guests, visitors or other persons attending the Occupant(s) site to indemnify all the aforesaid from and against any and all liability incurred by any or all of them arising as a result of or in any way connected with the license. Occupant(s) must carry personal insurance coverage for liability, fire, theft, etc., for their trailer, property and site. Occupant(s) must also provide a copy of their insurance declaration which will be kept on file with the Property Manager(s).
The term “removal and disposal of the existing trailer unit” includes the trailer, additions and personal property, hydro (account must be settled with hydro provider where applicable), docks, decks, furniture, and other materials including garbage. The SITE must be left in a clean state.
AGE LIMITATIONS:
White Lake Campground has put into place a policy regarding age restrictions on units entering the park and / or being resold. This along with other factors determines if your trailer can be resold in the campground.
TRAILER SALES:
White Lake Campground Management reserves the right to disallow the purchase of, or any sale of, a trailer or sunroom intended to remain in the park where the trailer or sunrooms age and, or the condition of the unit do not meet current park standards regardless of its age. Additionally, you are selling your unit not the site it is installed on and as there is a waiting list for sites, you may be required to move your unit to sell it.
Purchaser Information: Should the Occupant(s) wish to sell their unit to another individual who wishes to occupy White Lake Campground, purchaser(s) must be approved by the Management of the Campground in advance who has the absolute right to determine who will be accepted as an occupant. Although the approval shall not be arbitrarily refused, Management reserves the right to conduct one or more of the following including but not limited to,
Seller Prerequisites: Any Occupant wishing to sell their trailer and have it remain on campground property requires approval from Campground Management to sell the unit including the following items regardless of the age of the unit:
Seller and Buyer Closing Obligations: Before a new camper can take over a site, the following conditions must be met:
Sale Process: The sale of all trailers at White Lake Campground are to be handled exclusively by park management. This means that means no trailer, sunroom, hard awning or other equipment shall be sold using White Lake Campground as its point of sale without direct involvement of the park.
SERVICE CHARGES
White Lake Campground integrates a service charge for any unit that is sold and will remain in the campground. This service charge has been in place since 2011 and is because when you sell your trailer and it remains in the campground you are increasing your profit much higher than you would if you were selling the unit in your driveway or trading it in.

COMMON QUESTIONS
Q: What if I don’t want to use the campground as my agent?
A: If you would like to sell your trailer on your own, you’ll have to remove it and sell it outside of White Lake Campgrounds property
Q: How can you designate my site as being for Northlander Trailers only when I have a LOO with the campground and am currently in a travel trailer
A: The campground is a business and has had to submit a site plan. Part of the site plan includes the types of trailers in the campground. As the waterfront lots are premium lots they have been designated as sites for cottagers.
Q: I paid my site fees for the season, why can they not be transferred to the purchaser of my unit?
A: Your License of Occupation (LOO) is unique to you and not transferable or refundable should you decide to quit camping and sell your unit.
GENERAL CONDITIONS
Campground Management has taken all reasonable means to ensure that your stay here will be safe, pleasant and enjoyable. This property is owned and operated by 8294364 Canada Inc. COB (Carrying on Business as) White Lake Campground and is obligated to abide by all laws, federal, provincial and local. Management of this property has been wholly assigned to Robert Hall and Kim Dinel who as Property Managers are responsible and obligated to maintain the business and its property as they see fit in the best interest of both the owner and the campers. Many of the following rules, regulations and policies are required by law, and other policies are for the safety, health and welfare of campers, as well as for the protection of the property rights of the campground owner. Consideration and courtesy to others together with your cooperation in maintaining your unit is your responsibility in this agreement and will help sustain the standards of White Lake Campground and as such these policies are for your guidance and observance.

OCCASIONAL OFF-SEASON ACCESS AND USAGE:
At the sole discretion of Management and / or the Owner of the property you may be granted the ability to access the property temporarily during the off season.

Your LOO allows for the storage of one boat trailer during the camping season in a designated area in the campground. Any additional trailers stored on campground property (regardless of location) during the camping season will incur a $200.00 + HST service charge.
ALCOHOL & DRUGS

White Lake Campground is surrounded on 3 sides by protected wetlands and areas. These areas need to be appreciated for the value they bring to the natural habitat of the areas and as such we are under strict guidelines with respect to how to handle and deal with these areas. The regulations are Provincially regulated and regularly monitored so there is no flexibility.
ENVIRONMENTAL HOLD
The campground is currently under an environmental hold based on bylaw (16-69 item 24.3.5) in place by the Municipality of Mississippi Mills that resulted from an extended arbitration process that took place between 2012 and 2021. This has significant impact on the campground that must be observed and respected. Below are the most critical items

The campground has approved the new owner of Fraser Sand and Gravel to deliver gravel, stone dust and screened topsoil to the campground. This organization will be the only supplier of material to the campground for campers at this time and they will be using their smaller dump truck to bring in the material. It will be dumped near the edge of the road on your lot. They are not permitted to back the trucks into the lots because the infrastructure is not buried deep and the weight may damage pipes or water. Below is the pricing list and to place an order, you MUST email management@wlcg.ca. At that time, you will then be provided the payment mechanism and once payment is received, the order will be placed. The company will not work directly with campers.

If you choose to get materials elsewhere, it can be brought in in your own personal vehicle / utility trailer. Note: dump trailers / dump trucks other than those above are not permitted in the park this camping season and you cannot bring heavy equipment into move the material.

This document is appendix 1 to the official campground safety plan found here: COVID-19 Safety Plan . This document provides the amendments necessary due to COVID-19, to the 2021 season campground rules and regulations that can be found here: 2021 Rules and Regulations. These amendments are based on Provincial, local health unit, police and bylaw guidelines that are in place at the time of the last update (listed above) of this document.
In addition to the 2021 Rules and Regulations for the campground, below are the most current amendments that are in place for compliance purposes and allows the campground to operate this season. As noted these may change based on adjustments by the governing authorities and this document will remain the official record of these changes. Campground Management are required to enforce these rules and guidelines.

Rules and Regulations
White Lake Campground
2.1 All occupants are responsible for carrying their own civil liability insurance. Including Insurance against fire, theft, and vandalism is also mandatory.
2.2 Proof of said liability insurance and proof of ownership of the unit is mandatory each year upon signing your lease.
3.1 The maximum quantity of firewood to be stored on each site is one cord (4’ x 8’ x 16’), placed to be as inconspicuous as possible.
The shoreline is important to the environment and to the quality of water, it is heavily monitored and governed by the MNR (Ministry of Natural Resources), and it must be protected at all costs.
With respect to the continued operation, growth and planned future expansion of this campground, we developed and submitted a new site plan to the province and the municipality.
Please Note: for the purpose of this document, the term “Property Manager(s)” or “Manager(s)” both refer to Bob Hall and Kim Dinel who are the individual(s) assigned to the management of the campground by 8294364 Canada Inc., cob, White Lake Campground and referenced on item 4 of your License to Occupy.

Our seasonal sites are designed to accommodate the newest and most sustainable Park Model RV’s. White Lake Campground is committed to creating a home away from home community for discerning seasonal campers. Every site is fully equipped with either 30 amp or 50 amp (as available) service, as well as its own hydro meter and sewer and water facilities.
Park management reserves the right to oversee the building of all decks, sheds and fire pits, and any additional structures are subject to managements approval. We work with trailer and park model providers to coordinate the move and set up of your unit—making the experience stress free and enjoyable!

Imagine sitting around the campfire in the evening…sticky marshmallows on your fingers…listening to the laughter of your kids as they fall exhausted into bed after a day of tubing, fishing, playing and making new friends. In the distance a guitar is playing as other families enjoy the quiet evening together as tales of the day unfold.
Located on beautiful White Lake in Mississippi Mills Ontario, the campground currently has 54 seasonal sites, many located directly along the shore and the rest with a beautiful view of the lake! Imagine, each spring you wait with anticipation for the bloom of the flowers that you planted in your garden… your deck setup is perfect and the little LED white lights that you hung up around your site have created a special oasis that is your “home away from home” Ahhh… Serenity Now…. Escape…..
As the rest of your friends at home are bustling around the city, fighting traffic, you know that all you have to do is spark up the barbie, crack a beer and relax ….and know that even being Sunday, at the next opportunity you will be back…. life as a Seasonal camper!
